Property information

Lilac Cottage has received rave reviews from everyone who has stayed. Check out the visitor comments for this exquisite cottage on the shores of the Moray Firth. A 4 star award well earned.

This self-catering Black Isle cottage has an enviable location in the peaceful waterside hamlet of Kilmuir. Far removed from the main roads, peace and tranquility are assured - yet you can be in the bustling Highland capital of Inverness in 10 minutes. The airport is just 20 minutes away.

Kilmuir lies in the southern part of the Black Isle. The village is not far from Inverness, but it is fairly secluded as it is placed at the end of a narrow single track road. It lies on the northern shore of the Moray Firth and east of the Kessock Bridge, below Ord Hill, at the top of which lies an ancient fort. There are excellent walks to the top of Ord Hill which gives panoramic views west down the Great Glen, south to the Cairngorms and east out towards the North Sea.

The resident Moray Firth dolphins travel up the stretch of water in front of the cottage as they pass through to feeding grounds in the Beauly Firth. Further east on the Black Isle is the famous Chanonry Point viewing point where the best and closest views of the dolphins are achieved.

The local community owns woodland behind the village and on the slopes of Ord Hill. If you park your car near the churchyard there are marked walks from there to the village, to North Kessock, and circular routes following the coast towards Munlochy Bay.

The Black Isle has many attractions for visitors and the various villages each have their own character - but all offer excellent dining out opportunities!

Mountain biking at Eathie is both challenging and rewarding as is sailing and kayaking from Fortrose. There are fishing and dolphin watching trips from Cromarty and Avoch (pronounced 'och') nearby.

Alternatively, why not just relax into the timeless peace of this secluded hamlet and enjoy the view!

We had the most amazing time at Lilac Cottage. It is a beautiful cottage warm and welcoming, Penny and David the owner are wonderful hosts and available with help and recommendations of places of interest and places to eat. I would certainly recommend it and hope to stay there again in the future.

Just back from an amazing stay at Lilac cottage. Cant thank Penny enough for being such a kind host who was always available with information. The cottage has a stunning view. We did less than planned as didnt want to leave in the morning. Lovely seating in front and back garden. The cottage is just as lovely inside. So much to do, walks from the door along the shore to short drives to channory point and other attractions. We seen an otter and red kite as we enjoyed breakfast. Cant recommended it enough. Thank you for a truly amazing holiday.
  • Anne and Hugh McCormack
Congrats to Penny and David on the superb, stunning and peaceful location and the very high standard of Lilac Cottage. It has all the essential items for a great holiday and lots more thrown in to really make you feel at home. It is truly 5 *. We were fortunate to enjoy glorious weather during our short break at Kilmuir and amongst our local visits, were the old station in Strathpeffer, the village of Cromarty and our successful sightings of the dolphins at Chanonry Point and on the Avoch sailing trip. Unfortunately, the Dolphins did not visit Lilac cottage during our stay....we must come back!!

We have just returned from a weeks holiday at Lilac Cottage and its been a wonderful week. The cottage is near to Inverness so shopping is no problem. If you like wildlife you have every chance of seeing the Osprey catching fish while you are having a cup of tea on the front patio. We even saw a roe deer in the back garden one evening. Some evenings we had little partridges sleeping on the back wall. The cottage itself has every thing you could ask for - books, dvds and lots of information leaflets and every kitchen item you would ever need. Penny and David made us feel most welcome and were near by if we needed them. The welcome basket was a lovely touch so were the flowers and fruit. If you want a holiday that is peaceful and you enjoy looking out to sea so much so that you switch off Lilac Cottage is for you. If you get a chance go and see the baby polar bear at Kincraig Wildlife Park. We did and we will never forget seeing him swimming in his pool. We have been to Scotland a number of times and Lilac Cottage is the best place we have stayed for comfort and views we will return one day
  • Kevin & Sarah
We made a last minute booking of Lilac Cottage in April 2018 and were amazed by how secluded somewhere so close to Inverness can be. The cottage itself is very comfortable and the right size for couples or small families. It is also very well equipped and if you need anything, the extremely friendly owners are right next door, who have gone to a great deal of effort to detail all the local places and walks you might want to try. Highly recommended.

We stayed the last week of October in the Lilac cottage. It was wonderful. We had very nice weather. Have seen many wild life on our tours in the region ofInverness. Also on the last day we saw two dolphins in front of the house. We think we come again.
  • Christian Gaechter
Our stay was amazing. The cottage was our perfect starting point for all the day trips we did. we had a rough start (our luggage came on an other airplane) but Penny provided us with all the most needed things and gave us a lot of useful tips ... thanks again ;-)
  • G&E. Roberts
Many thanks for the confirmation of the return of the house-keeping deposit. We had an excellent week at Lilac Cottage where Penny’s thoughtful provisions made for a very enjoyable and comfortable stay. The location is first class, the cottage well laid out and a brilliant view across the Firth, with dolphins spotted as well. We can thoroughly recommend Lilac Cottage, although not too strongly as we want to go back for another stay as well!!
  • Peter and Ruth Allen
Our second visit to this beautiful cottage with superb views over the Moray Firth. Cottage very comfortable with everything you need for a perfect holiday.
  • Kathleen and charles
We have just had a break at Lilac Cottage, and this outstanding cottage in the most stunning location is the best cottage we have ever been in. Every home comfort is catered for, lots of information on what to do, where to go where to eat etc is provided,. The personal welcoming touches of fruit, flowers and a basket of goodies, made us feel very welcome. Penny and David were so welcoming, friendly and cared for our every need, we really felt this was exceptional hospitality. Thank you so much and we will hopefully be back.

What a perfect place to celebrate turning 65 years of age. Penny and David have a wonderful offering in Lilac Cottage. Stunning, comfortable, relaxing and the views !!!!! Penny and David are lovely people and have created a gem to visit, live in and enjoy. Thank you Penny and David and Lilac Cottage - could not have been better. THE BEST Linda

We've had a great two weeks in this beautiful cottage. During more than 40 years that we've rented cottages in England, Wales and Scotland, we haven't been in such a lovely cottage on such a stunning location. The cottage is very well equipped, it lacks nothing, it is a real home from home. Penny and David, thank you very much for your good help and good care during the last weeks. We'll come back next year !!
  • Peter and Ruth Allen
A wonderful holiday in a beautiful, well-equipped and comfortable cottage situated in a stunning location. Many thanks to Penny and David for their welcome.
  • Liz
Lilac Cottage is a beautiful home, set in a lovely location. The cottage is clean, well equipped and has everything needed for your stay, with additional home comforts; a lovely basket of treats left by our host Penny. Take time to view Penny and David's garden, a true labour of love and just stunning.
  • Geoffrey Walton
Looking for a comfortable cottage by the sea in which to relax and unwind, then Lilac Cottage is the place for you. The owners, Penny and David, have gone to great lengths to ensure their cottage provides all you could need for a very happy holiday. It is well equipped and has heaps of information on what to do and where to go. If this not enough(!!!) Penny and David, who live next door, are always ready to offer suggestions. We felt 'at home' as soon as we walked in the door not least because there was a lovely 'welcome' basket, bowl of fruit and flowers waiting for us. The area has much to offer whatever your particular interests. Locally we really enjoyed Rosemarkie and Chanonry Point, but a day out exploring the coast all the way to John O'Groats is well worth doing and, for us, the tour inside the Castle of Mey was a delight. (from a whisky drinker the 15 Year old from Dalmore is also a must!!!!!). Wild life also abounds. A deer and red squirrel in the back garden, oystercatcher with two chicks next door, dolphins in the firth and a lucky sighting for us of a pine marten. You will not be disappointed with a stay at Lilac Cottage!
  • Janice Mackenzie
Spent a lovely week at Lilac Cottage, the cottage is well equipped and we managed to sit outside on a few occasions and enjoy the scenery. Penny was very helpful and there was a lot of information of things to see, do and visit in the area There are a lot of lovely walks from the cottage and it is in a great location and there is lots to see and do in the area. Some of our highlights were seeing the Dolphins at Chanonry Point, walk at Fairy Glen in Rosemarkie, Dornoch, Fortrose and Cromatory. Lunch at the Storehouse is a must, the food is lovely.
  • Annie & Bob Williams
........to continue from our earlier comment. We have just returned to Lilac Cottage for a week's stay. People say that if you enjoy something it would be a mistake to return. well where Lilac Cottage is concerned, then any holiday there will always be a special & thoroughly enjoyable vacation. It's splendid location and comfortable furnishings ensure you have the basis for a relaxing break. Thanks Penny & David.
  • Lindsay & Mark - Glasgow
A beautiful cottage that has everything you need, plus a few extra home touches on arrival that were just lovely (freshly cut flowers, fruit basket, separate basket of Scottish goodies etc). A 5 minute drive off the main road, yet the peace and tranquility would make you think you'd driven for hours! Beautiful views on to the Moray Firth from the kitchen, bedroom and living room where you can watch the wildlife (including the dolphins if you're lucky!). The cottage is secluded and quiet, but provides a useful base to go exploring loads of different places because it's within such each reach of the main road. Alternatively, if you just want to kick back and chill, then it provides everything you'd need to do that too! Just wonderful.
  • Chris,Viv & Adam Fletcher
What a fantastic place and a superbly equipped cottage. It was a genuine home from home for us. We have stayed in a number of cottages before but this was the best by far. We shall miss the spectacular views from the kitchen table - dolphin watching whilst having breakfast is a unique experience though don't expect to see them every day. If you want somewhere that is remote but near lots of things then this is the place for you. That may sound odd but once you've been you'll know what I mean.
  • Robert Beazley
Stayed in Lilac Cottage from the 8th August 2015 for a week. Fantastic setting and the cottage was very comfortable with some lovely touches (flowers, fruit and a basket of goodies!). We even managed to sit outside for breakfast and evening meals due to the lovely weather! Great walks from the cottage and everywhere you go fantastic views and wildlife. We would definitely recommend this cottage for a relaxing holiday and special thanks to Penny and David for a tour of their wonderful garden. My husband and I and our teenage daughter stayed at this lovely house in the first week of August. It is in a very peaceful location but only a ten minute drive from Inverness over the beautiful Kessock Bridge. Penny makes the house very homely with some thoughtful touches like a welcome basket of food and fruit. We weren't lucky enough to see dolphins from the window but enjoyed the lively birdlife and constantly changing Moray Firth.
  • Martin and Dee
Helped by a week of generally good weather our stay in Lilac Cottage was idyllic. Lovely quiet location but close enough to Inverness if wanted and handy for access west and north. Very comfortable cottage and easy to relax here and unwind. Smashing views of Moray Firth and wildlife. Penny and David very friendly and helpful and what a lovely garden they have created next door. Worth a visit there when staying in the cottage. Highly recommended.

My husband and I stayed at the Lilac Cottage Oct. 21-28, 2013. It was a wonderful little cottage in a charming location. The cottage is beautifully furnished and immaculately clean. The owners, Penny and Dave, were so helpful to us in giving us ideas for hikes, wildlife viewing areas, and historic sites to visit. Many brochures, menus, etc. were available in the cottage. The owners brought added touches to the cottage like a bowl of fresh fruit, a basket of cookies and jams, etc. They made us feel like family! I would highly recommend this cottage.

To Penny & David, we would very much like to express our appreciation to yourselves for making our recent stay at Lilac Cottage so comfortable and relaxing. The splended location and standard of fittings gave us a holiday that we enjoyed and will always look back on with affection as time well spent. Thank you Penny & David, and we hope that we will return at a later date...........

This cottage is in a position to die for - it has fantastic views and is by far the best available on the Black Isle. The cottage is very well equipped and has everything that you could possibly want. Go on, spoil yourselves and you won't regret it!
  • Adele Morgan
We have just left lilac cottage after a 10 day stay and it was just not long enough. The cottage was beautifully situated with views to die for, you could never get bored of the view. Penny and Dave (the owners) are very warm and welcoming and a great font of knowledge. We have been going to Inverness for many years and have stayed in some nice places but this is by far the most delightfull and looking forward to returning to lilac cottage next year. ADELE MORGAN

A marvellous cottage for a couple or family of 4. We arrived after the coldest March for many years, yet once the heating was on we were really snug, enjoying such healing views of the sea/firth at our doorstep. The cottage is furnished to a high and modern standard; kitchen very well kitted; each room has a lovely ambience and a sense of peace fills the place. Though part of a tightly housed little hamlet (Kilmuir), we didn't feel enclosed at all - quite the opposite. Owners Penny and David Veitch are a really lovely couple who live next door and will be as much or as little help as you want - but make time to see their garden! We used the cottage as a base for walks, of which the Black Isle has many rewarding ones. Very highly recommended. - Andrew & Ruth Knock

We loved it. It is probably the best cottage we have ever booked and it is not the first time we visit Scotland. They have everything, it is well equipped, very clean, very comfortable, and the view right in front of the house is simply superb. On the top of it, the owners are helpful and very friendly (thanks for your card btw :)). We stayed there for 2 weeks and we plan on coming back in the coming 2 years. And now in French :) On a adoré ce cottage.

Highly recommended! For more than 20 years we spend our holidays in Scotland and this is by far the best cottage we ever had. It is very well equipped and has the perfect size for a family of four. The owners are very friendly and we received a warm welcome. The location is perfect; the view over Moray Firth is simply fantastic! We definitely will return. A very big Thank You and best wishes from Switzerland.

We had a fantastic two week stay in Lilac Cottage. The cottage is immaculate and has everything you could need and more....and the views are breathtaking! We were made to feel very welcome by the owners who were very helpful and kind. This cottage is a good base to explore many destinations and is only a short drive from Inverness but provides an idyllic haven to return to and truly relax. By far one of the best holiday cottages we have ever stayed in.

Have just left Lilac Cottage after a week's stay - wish I had booked two weeks! If you're looking for peace and quiet, a walk along the shore, and a pretty, comfortable cottage with amazing views (you're a stone's throw from the water), then this is it. I've used half-a-dozen other self-catering cottages in various places - all very nice, but this one was the best. Two things: if you have small children, be aware there is very little space for them to run around unsupervised, as the back garden is very slopping, and the front is unimpeded to the lane and the water. Also, there is no clothes dryer, just a washer (plenty of drying racks, but if the weather is damp, it takes a while.) We would certainly stay again - it's a good base for the far north, Isle of Skye, and of course, Loch Ness. Thanks!

What for a beautiful cottage in a superb location with wonderful seaview! It is very well equipped, tastefully decorated, no better honeymoon destination for us! Our both children (1 and 6) felt like at home and everything was well thought for them (furniture, accessories, etc). The owners welcomed us warmly and were very friendly and helpful! We would like to return again! Family Müller from Germany

If you want to enjoy the beauty of Scotland this is the place to stay.Super house, comfortable and the ideal place to return to after a long day touring the Far North as we did. Inverness is a short distance away and is worth a visit. We have stayed at many properties in Scotland and this takes some beating. The owners live close by and are more than helpful, we had a great weeks stay.
