Property information

This large family home sits at the heart of Rosemarkie, a fascinating and pretty Highland village on the southern shores of the Black Isle. The house benefits from being within walking distance of a beach, a bar, a restaurant, an excellent food store, a golf course, woodland and coastal walks and a prime dolphin-watching site - reputed to be the only place to watch dolphins from the shore at close quarters.

Dolphin House is a particularly accommodating family home designed to make families with children welcome and comfortable. The huge sitting room is quite special and leads out onto the safely enclosed garden and terrace, which is private and perfect for barbecues. The dining room is spacious and cosy with a wood-burning stove and also has doors out to the garden. In 2013 the house was upgraded with a new bathroom and newly decorated bedrooms.

For those with a less-able member of the party there is a ground floor bedroom and adapted shower room. This room has doors out to the garden and is accessible by wheelchair.

The house is just a short walk from the beach from where you can walk to the dolphin-watching point at the lighthouse. This is a lovely viewpoint giving stunning views down the Moray Firth to Inverness and the Great Glen. Alternatively, head inland and wind your way through the extremely pretty natural woodland of the Fairy Glen. The beach is particularly good for children with a children's playpark, tennnis court, great beach cafe and safe bathing. There are 4 miles of sand to explore and caves where a Pictish body was found in 2015 - dated to 600AD. The Groam House Museum will give you extensive information on the Picts and their time dominating this area of the Highlands.

Cyclists can enjoy road cycling through the myriad of quiet country roads, and mountain bikers are just a short cycle away from the Learnie Red Rock tracks and trails, which are some of the best in the north of Scotland.

Foodies will relish the choice of Black Isle restaurants including Crofters (2 minute walk and highly recommended) The Anderson, Sutor Creek, Eilean Dubh and the Allangrange Arms.(Not all are open all year)

    Our yearly Family gathering, Dolphin house suited all our needs. It's so well equipped and immaculate, with great attention too detail. House is warm and very inviting, with lovely stoves, we only used one in sitting area, house cosy with central heating. We didn't have young kids in our party but thought our grandkids would have loved the bedrooms upstairs. The outside area is massive and quite private, lots of outside dining/table areas, because our visit in February we didn't get full advantage, summer months would be great. All communication with Ken (housekeeper) and Lhh was first class.

    Seven of us stayed in Dolphin House in mid winter. The house was warm and comfortable, well equipped and spacious. Ken the Housekeeper was helpful and friendly. So near the beach and a really friendly pub! We would recommend this house for others wishing to visit the beautiful Black Isle.

    Thank you Ken! Six of us had a wonderful stay in Dolphin House during a visit for the Highland Games. Plenty of room, easy parking, well equipped kitchen. The village was a wonderful launching point to visit the island. Great biking in the area, all uphill on the way out, but you get to coast home. Evening in the big room, or out back on the patio, couldn't have been nicer. Looking forward to a return visit when the opportunity presents.

    We had a great week in Dolphin House (June 2016) The housekeeper Ken was wonderful and he keeps the house beautiful The house is spacious, comfortable, warm and situated near to a Spar and the beach The village of Rosemarkie is lovely with a museum, church with burial ground looking out to the sea, a beach cafe, pub and upmarket restaurant all within a short distance The area is lovely and we visited Fortrose, where there is a great fish and chip shop and American owned upmarket pub with great food and Cromarty where there are potteries, craft shops, a museum and coffee shops The garden in Dolphin house is secure for a dog and the courtyard is a sun trap (an umbrella would be a good thing) and we may go back again sometime All in we are happy with Dolphin House and your efficient service

    Dolphin House is just perfect for a family holiday. Fantastic location if you want quick access to the 2 mile long sandy beach and an excellent restaurant. The ones choice of colour throughout the house has made a beautiful space - especially the wow factor sitting room. Comfortable and warm throughout and a great garden for barbecues and kids to play in (pity we didn't get the weather!). We will return.
